Real estate for sale in Bulgaria
Bulgaria joined the eurozone on 1 January 2026 (the rate is fixed at 1.95583 BGN to €1), removing currency risk for foreign buyers. 2025 was the strongest year in three: the Registry Agency recorded 226,513 property purchase-sale transactions, 40,629 of them in Sofia alone — its highest count since 2008.
The market splits into three distinct segments: the capital, Sofia (averaging around €2,680/m² in Q1 2026), the Black Sea coast — Varna (~€1,900/m²), Burgas (~€1,700/m²), Nesebar, Sozopol, Sveti Vlas and Balchik — and mountain resorts such as Bansko, Velingrad and Sandanski (roughly €1,100–1,500/m² in Bansko). Non-EU citizens can buy apartments freely in their own name, but land and houses with a yard require setting up a Bulgarian company (an EOOD); EU citizens face no such restriction.
